This substantial country estate had spent too long on the market with an established premium property brand.

Despite its impressive accommodation, extensive grounds and undeniable presence, it had failed to secure a buyer. A home of this calibre needed more than another standard relaunch. It required renewed energy, considered presentation and an agent prepared to remain closely involved for as long as the sale took.

Our approach

The first priority was to ensure the marketing finally reflected the quality of the estate.

Professional photography, carefully planned presentation and a cinematic property film were brought together to show not only the house, but the scale, atmosphere and lifestyle it offered.

Capturing the property at its best meant working around the light rather than the clock. The twilight photography was completed on a late spring evening, with the final images taken close to midnight. The result was a set of photographs and a property video that gave prospective buyers a far stronger sense of the home and its magnificent gardens.

The campaign was supported by personal communication, accompanied viewings and consistent follow-up with every interested party.

The outcome

At £2.2 million, the potential buyer pool was always going to be selective. Viewings arrived steadily rather than in large numbers, but each enquiry was handled personally and every opportunity was explored.

When the right buyers came forward, several months of careful negotiation followed. Keeping both sides informed, managing expectations and maintaining momentum were essential to reaching an agreement that worked for everyone.

Once the sale was agreed, two excellent legal teams worked together to deliver a refreshingly swift transaction.

The buyers were a local family whose own executive home I also had the pleasure of selling. They are now enjoying an impressive home surrounded by some of the most beautiful private gardens in the area.

For the sellers, it brought a long and sometimes frustrating journey to a successful conclusion. For the buyers, it marked the beginning of an exciting new chapter.

For me, it demonstrated that premium homes do not always need more viewings. They need the right presentation, the right buyer and an agent prepared to stay personally involved from the first conversation through to completion.
