The background
The owners had taken what was once an uninhabitable property and completed an extensive renovation, extension and transformation.
The finished home offered generous accommodation, impressive open-plan living and the quality of finish buyers expect at this level. However, after being placed on the market with a local high street agent, it had attracted almost no interest.
The problem was not the house. The marketing simply did not convey what the owners had achieved.
Our approach
The existing photography suffered from overexposed colours and failed to communicate the scale, finish or atmosphere of the home. There was no video, no twilight photography and no detailed brochure to help buyers fully appreciate the property before arranging a viewing.
We repositioned the home with a completely new marketing campaign.
Professional photography presented every room accurately, while twilight images added warmth and impact. A property video gave buyers a much clearer understanding of the layout and open-plan living spaces, supported by a comprehensive brochure that properly told the story of the renovation.
The aim was not simply to make the property look better. It was to help the right buyers recognise its value.
The outcome
The new campaign generated a steady flow of viewings and soon attracted a couple who lived relatively locally. They loved the house but still needed to sell their own property. Rather than dismissing them as un-proceedable, I took the time to understand their position, assess how realistic their move was and manage expectations carefully on both sides.
Their own home was placed on the market, a buyer was secured and the chain successfully progressed.
The result
The property sold for £725,000, and the couple who first viewed before selling their own home are now happily moved in.
This sale is an important reminder that the best buyer is not always immediately proceedable.
A good estate agent looks beyond the buyer’s position on the day of the viewing. By understanding their motivation, assessing the realistic prospects of their sale and keeping everyone informed, an apparently complicated opportunity can become the right result for both parties.
